Directors yesterday met with the company auditor - BPU - in order to discuss the latest draft of the 2015/16 annual service charge accounts. As a result of that meeting, it is hoped that the final version will be ready for signing-off within the next month at most.

As it currently stands, it is anticipated that the finalised accounts will likely record an approximate £24,000 year end surplus.

Following the recent discovery of a substantial leak in the Core 2 vertical water mains pipework, it will regrettably today be necessary to completely turn off the building water supply for a minimum of several hours whilst the damaged section is fixed.

Whereas the actual repair should in itself not take long to complete, the very nature of our high rise building will necessitate substantial associated works such as safely isolating the six booster pumps, draining off all excess water within the Core 2 pipes and fully replenishing the large water storage tanks prior to turning the supply back on.

The work has been scheduled to commence as at 10:00am and it is hoped that the water supply to all apartments will be back to normal within about three or four hours later.

We would apologise for the inevitable inconvenience to some residents, but we have been assured that the total isolation of the water supply represents the only feasible way that the problem can be adequately resolved.

A planning application seeking permission to change the existing north facing commercial area signage has been submitted to Cardiff County Council's planning department by the soon-to-be occupants of the long vacant office space.

Please note that Dr Sarah Williamson has resigned from the current Board of Directors. We would like to thank Sarah for her valued contribution and wish her all the best in her relocation and new job.

Due to the number of recent resignations from the Board of Directors, necessary action has been taken to supplement the loss of skills and expertise and to ensure that leaseholders’ interests are represented sufficiently. As a consequence, and in accordance with the Articles of Association and general company law, the following appointments have been made to the Management Board of the company:

Would all residents be reminded that in their leases and also in the Fire Service Risk assessment, no items are to be left in the corridors or communal areas, as they are a health and safety risk to others and to fire officers who might have to attend to deal with a fire in reduced lighting.

In addition they also are a fire risk in themselves.

Please note that rubbish bins are located in the car park, and separated into 3 classes. General/recyclable/food waste. These are each with their own bags, black/green large/green small respectively. Please DO NOT use the Chinese Restaurants’ bins as they will prosecute for fly tipping which will be at cost the Service Charge.

Please be advised that only Residents with an allocated parking space and fob are authorised to park within the Site car park. Please DO NOT park in others spaces, or to block access to the same. Concierge will not allow unauthorised access under any circumstances.

If collecting a parcel, please ensure you have the corresponding slip which will be left in your mailbox.

Please do not leave any personal belongings in the communal areas. This is in breach of your Lease and poses a Fire Risk.
